Chances are you're aware of how important it is to request a home inspection when buying any type of Lake Michigan real estate.  Although you don't need to purchase a home inspection, the price you pay upfront may become irrelevant.  Further down the line, a home inspection could result in thousands of dollars in savings.

Inspectors are trained to evalue Lake Michigan property with a fine-toothed comb but there's always that small margin of error. For example, leaky roofs are the number one overlooked items during a home inspection.  The reasoning behind this is simple: inspectors don't generally climb onto the roof to check for leakage, all observations are done from the ground level using binoculars or by looking out from a window on a higher floor.  In case of such a scenario, a licensed roofing contractor is strongly recommended since roof repairs aren't exactly inexpensive.

There are a few other things an inspector might ignore that you should educate yourself on.  These include faulty appliances and problems with heating, ventilation and air conditioning.  The odds are such a situation may never present itself when you're out buying Lake Michigan real estate but it's still important that you keep an eye out just in case.
