I recently received the 2008 Sales Report for Southwest Michigan, as you know the Second Home Market is very different from the Full Time Market and most of our sales are discretionary. The current negotiating climate is very good and the local Banks are offering amazingly Low Interest Rates. In general it is still a good time to Buy and Sell in Harbor Country, below are the average differences for the year 2007 all areas averaged and the year 2008 averaged.
UNITS SOLD -19% Down for Sales (this is for the entire Southwest Michigan MLS Area)
2007: 3,051.
2008: 2,463.
DAYS ON THE MARKET 0% CHANGE (this is for the entire Southwest Michigan MLS Area)
2007: 127 Days AVG.
2008: 127 Days AVG.
DOLLAR VOLUME -25% (this is for the entire Southwest Michigan MLS Area)
2007: $604,360,906.
2008: $450,619,432.
If you would like individual Villages/Areas just give me a call, its a great time to Buy in Harbor Country. Live the Dream in 2009.
All the Best
